Meet the people who have built and continue to operate Epic Asset Management – bringing decades of multifamily experience across the Pacific Northwest.
John Stephanus
As the son of the founding family of Epic Asset Management, John had the opportunity to learn the Real Estate business first hand. In 1976, while getting a degree in Economics at the University of Washington, John bought a 30-unit apartment building and restored it while completing his schooling. He personally restored several small multi-unit apartment complexes and turned them into business successes. John steadily grew the business and took over running the family portfolio in 1981. His special talents are in the identification and valuation of properties and subsequent purchase negotiations.
Andrew Hermer
Andrew Hermer is an experienced multifamily real estate executive with a strong track record of operational leadership, portfolio performance, and organizational growth. Since joining Epic Asset Management in 2014, he has played a central role in strengthening the company’s operating platform, enhancing the performance of Epic-owned assets, and expanding its property management capabilities.
Andrew began his real estate career following roles in securities investments and construction sales. He entered the multifamily industry as a Portfolio Manager with HSC Real Estate, working in Southern California and Seattle. He later served as a Regional Manager with BRE across Seattle, Portland, and the San Francisco Bay Area before joining Carmel Partners as Vice President of Residential Services. Prior to Epic, Andrew spent nine years with Arcadia Management Services Co. as Director of Property Management.
Drawing on his experience across property operations, financial management, marketing, and capital improvements, Andrew has developed a comprehensive understanding of what it takes to build and sustain a premium multifamily brand. At Epic, he has led initiatives to strengthen market presence, improve financial performance, and execute capital programs across the company’s owned portfolio.
In 2016, Andrew launched Epic Management Services, establishing the company’s fee-management platform and expanding its service capabilities. He also contributes to the ongoing planning and development of new assets within Epic’s owned portfolio, bringing an operator’s perspective to investment strategy, design, development, and long-term asset performance.
Tim O'Leary CPA
Tim is a West Coast native with over 30 years of real estate accounting and finance experience. He holds a business degree with emphasis in Accounting from California State University, Long Beach and received his CPA certification from the state of California. He has contributed expertise in real estate asset management, development and construction, strategic planning, and financial reporting across Washington, Oregon and California.
Amy Williams-McMeekin
Amy Williams-McMeekin is an accomplished real estate executive with extensive experience in multifamily development, asset management, brokerage, and brand strategy throughout the Pacific Northwest. Over her career, she has helped deliver more than 40 communities, guiding projects from early planning and market positioning through delivery, lease-up, and launch.
Her expertise spans Class A and mixed-use development, value-add repositioning, asset evaluation, and brokerage management. She combines market intelligence, brand strategy, and disciplined business planning to strengthen property performance and long-term value. Her experience includes transformative projects in Portland’s Pearl District and Bellevue’s Spring District.
Amy serves as Epic’s Designated Broker and holds real estate broker licenses in Oregon and Washington. An active industry and community contributor, she has spoken on multifamily panels throughout the Pacific Northwest and supported organizations including the Seattle Art Museum, Cascade AIDS Project, and Portland Institute for Contemporary Art.
